TRUSTEE’S NOTICE OF SALE File No. 7870.21198 Reference is made to that certain trust deed made by Mary J. Halsor, as grantor, to Ticor Title, as trustee, in favor of James B. Nutter & Company, as beneficiary, dated 03/05/08, recorded 03/10/08, in the mortgage records of Marion County, Oregon, as Reel 2928 Page 207, covering the following described real property situated in said county and state, to wit: Lot 7, Block 7, RICHMOND ADDITION to the City of Salem, in the City of Salem, Marion County, Oregon. PROPERTY ADDRESS: 395 Richmond Avenue Southeast Salem, OR 97301 Both the beneficiary and the trustee have elected to sell the real property to satisfy the obligations secured by the trust deed and a notice of default has been recorded pursuant to Oregon Revised Statutes 86.752(3). The default for which foreclosure is made is grantor breach of the terms and conditions of the obligation secured by the deed of trust. The event of default under the note and deed of trust, pursuant to Section 9(b)(i) of the Deed of Trust, which provides that, Lender may require immediate payment in full of all sums secured by this Security Instrument if The property ceases to be the principal residence of a Borrower for reasons other than death and the property is not the principal residence of at least one other Borrower. By reason of said default, the beneficiary has declared all sums owing on the obligation secured by said trust deed immediately due and payable, said sums being the following, to wit: $206,079.91with interest thereon at the rate of 2.98% percent per annum beginning 03/17/17; together with title expense, costs, trustee’s fees and attorneys fees incurred herein by reason of said default; any further sums advanced by the beneficiary for the protection of the above described property and its interest therein; and prepayment penalties/premiums, if applicable. WHEREFORE, notice hereby is given that the undersigned trustee will on 01/02/18 at the hour of 10:00 o’clock, A.M. in accord with the standard of time established by ORS 187.110, at the following place: outside the main entrance of the Marion County Courthouse, 100 High Street NE, in the City of Salem, County of Marion, State of Oregon, sell at public auction to the highest bidder for cash the interest in the described real property which the grantor had or had power to convey at the time of the execution by grantor of the trust deed, together with any interest which the grantor or grantor’s successors in interest acquired after the execution of the trust deed, to satisfy the foregoing obligations thereby secured and the costs and expenses of sale, including a reasonable charge by the trustee.
